My Dream Home Visa
Issued by the Department of Immigration and Emigration, Sri Lanka

Renewable
Designed for senior foreign nationals wishing to reside long-term in Sri Lanka, the My Dream Home Visa grants a 2-year renewable residence permit. Applicants must maintain a USD 15,000 fixed deposit and remit USD 1,500 per month into a Sri Lankan bank account. Applications are processed exclusively at the Department of Immigration and Emigration in Colombo.

A note on property ownership for foreign nationals
Foreign nationals cannot directly own freehold land in Sri Lanka. However, the Joint Venture Company structure, a private limited company formed with a Sri Lankan citizen, is the established, legally recognised path. We have structured multiple such arrangements and will guide you through every detail. Alternatively, long-term leases (up to 99 years) are available and fully enforceable.
