We don't have a standard villa template. Every project begins with a brief, a site, and a conversation about how you intend to live. The design follows from that, not the other way around.

Holiday Home

A personal retreat you use for 4–8 weeks a year and rent out the rest. Designed for guest experience and low-maintenance operation.

A permanent or long-stay home built around how you actually live. Single-level, accessible, low-maintenance, with space for staff.

Private Residence

A full-time home in Sri Lanka. Designed to your exact brief, with no compromises on space, materials, or specification.

A villa built to maximise rental yield. We design for the rental market: optimal bedroom count, pool positioning, indoor-outdoor flow.

Consultation

We discuss your vision, budget, region preference, timeline, and intended use. No obligation, no jargon.

Land Sourcing & Verification

If you have land, we verify title and suitability. If not, we source options from our island-wide network and conduct full due diligence.

Design

Our in-house architect produces concept drawings, floor plans, and 3D renders. Revisions included until you are completely satisfied.

Approvals & Permits

We manage all local authority approvals, UDA permits, coastal zone clearances, and environmental assessments.

Construction

Our own construction team builds the villa. You receive fortnightly progress reports with photos. We do not subcontract.

Handover

Full snagging, final inspection, and handover with complete documentation, including as-built drawings and warranty information.

Management (Optional)

Seamless transition to our Villa Management service. Your villa is ready to earn from day one if desired.

Sri Lanka's approval process involves multiple authorities depending on your plot's location and the scale of your build. We manage every application, submission, and follow-up so you never have to navigate the bureaucracy yourself.

Mandatory for all construction within UDA-designated zones. Covers land use, building setbacks, floor area ratio, and height restrictions. Required before any ground is broken.

Laterite (red earth stone) is abundant across Sri Lanka and provides excellent thermal mass, keeping interiors cool without air conditioning. Combined with reinforced concrete frames, it delivers structural integrity suited to tropical seismic conditions.
