Villa Rules & Restrictions

By booking a villa through The Ceylon Villas & Co., you agree to abide by the following rules and restrictions. Please read them carefully before making your reservation.

Respect for Property

The Property is a privately owned home and must be treated with care. Any damage, loss, or excessive cleaning required during your stay will be charged to you or deducted from your security deposit.

Events & Gatherings

Any events or celebrations (including birthdays, anniversaries, weddings, or parties), especially those involving additional guests, external catering, sound systems, or third-party vendors (e.g., DJs, planners, decorators), must be disclosed and approved by the villa owner at the time of booking. Not all properties permit events.

Right to Evict

In cases of excessive damage, misconduct, or anti-social behaviour, the villa owner reserves the right to terminate your stay and request that you vacate the property immediately without refund or compensation.

Guest Limits

The number of overnight guests must not exceed the number stated in the booking confirmation unless prior written approval has been obtained from the villa owner.

Guest Responsibility & Safety

The lead guest is fully responsible for the conduct and safety of all guests. Extra care must be taken at all times, particularly around pools, beaches, roads, and when using any property facilities. Children must be supervised by a responsible adult at all times.

Liability & Insurance

All villas are privately owned. Neither the villa owner nor The TCV & Co. accepts responsibility for accidents, injuries, illness, or loss of personal belongings, valuables, or finances during your stay. Comprehensive travel insurance for all guests is a condition of booking.

No Alterations

Guests are not permitted to make any alterations to the property, including fixing items to walls, moving furniture, removing artwork, or redecorating.

Permitted Use

The villa may only be used as a private holiday residence and not for any commercial or unlawful purposes.

Local Laws & Conduct

Guests must respect the traditions, customs, and laws of Sri Lanka, and behave respectfully toward villa staff, neighbours, and the surrounding community.

Settlement of Charges

All incidental expenses and charges incurred during your stay must be settled in full prior to departure.

Damage to Property Items

Guests agree to cover the cost of cleaning, repair, or replacement of any property items that are soiled or damaged beyond reasonable wear and tear.

Access to Property

The villa owner, The TCV & Co., or their representatives may access the property with reasonable notice to carry out necessary repairs or maintenance. In emergencies, access may be granted without prior notice.

No Subletting

Subletting or transferring the booking to another party is strictly prohibited.

Staff Conduct

Guests may not instruct villa staff to leave the property except for approved errands (e.g., purchasing requested items with provided funds).

Reporting Issues

Any defects, maintenance issues, or concerns regarding the property or staff must be reported immediately to the property manager or The TCV & Co. to allow timely resolution.

Complaints Procedure

Any complaints must be raised during your stay with the villa owner or The TCV & Co. If no complaint is reported during the stay, it will be assumed that the property and services were satisfactory. Complaints raised after departure will not be entertained.

These rules apply to all villa bookings made through The Ceylon Villas & Co. By proceeding with a booking, you confirm that you have read, understood, and agreed to all of the above rules and restrictions on behalf of yourself and all guests in your party.
